Bill, you still need to correct for cost of living. Rural Vermont and rural Wyoming are two different worlds. Maybe your method works, but without data, it is equally plausible that it confirms a 'latte' bias.

Inflation hitting home
We live in San Diego where prices are higher for everything. As in the 1970''s when there was no relief in sight wage addjustments are overdue. Real value has been lost from our homes to our bank accounts.
